Long before Thomas’ death, John Cotes of Hunningham in Warwickshire, esquire, and Joan his wife, lately wife of William Baldyngdon , held the following, among other things, in dower of Joan by endowment of William from the inheritance of Thomas, son and heir of William. Albury, the manor, held of the king in chief as 1/4 knight’s fee. Denton, 4 messuages, 4 virgates of land, 2 a. meadow, and 2 a. pasture. Little Baldon, one messuage, a virgate of land, 2 a. meadow, and 2 a. pasture. Great Milton, one toft, 1/2 virgate of land, and 1/2 a. meadow. Chilworth, one messuage, a virgate of land, 1/2 virgate of meadow, and 1/2 virgate of pasture. Little Rycote, 6 messuages, 80 a. land, 2 a. meadow, 2 a. wood, 40 a. pasture, and 11s. rent from various lands and tenements of free tenants. The lands and tenements apart from the manor are not held of the king, but of whom is unknown. The manor, lands, and tenements are worth nothing yearly beyond the rent. By indented charter, dated on 6 February 1429, John and Joan demised them, among other things, to Thomas and his heirs and assigns for the term of Joan’s life, rendering £20 13s. 4d. in legal money at Banbury to John and Joan equally at the four terms of the year, viz., Lady Day, Midsummer, Michaelmas, and Christmas, with clause of distraint if the rent, or any part thereof, should fall into arrears in part or total by 1/2 year after any of the feasts, in which case it is allowable for John and Joan to re-enter the manor etc. and hold them again in Joan’s dower, as more fully contained in the indenture. The manor etc. were described in the charter as the manor of Albury and various other lands and tenements in Denton, Little Baldon, Great Milton, Chilworth, and Little Rycote, and as all the lands and tenements held by John and Joan for Joan’s life.
He died seised of this estate on 19 August 1437. Agnes, Alice, and Isabel are his next heirs, and respectively aged 13, 6, and 5 and more.

Another vill, Weston, is mentioned twice in the inquisition – not when the charter is recited, but when the value and tenure is recorded: ‘the manors, lands, and tenements in Denton, Little Baldon, Great Milton, Chilworth, Little Rycote, and Weston are worth nothing yearly beyond the rent’, and ‘the lands and tenements in Denton, Little Baldon, Great Milton, Chilworth, and Weston, are not held of the king, but of whom is unknown’. According to CIPM XXII, no. 415, William, father of Thomas, held land in North Weston, and in CIPM XXIV, no. 621, Thomas son of William is also recorded as holding land in North Weston.
