He held the following manor for life, jointly with Joyce his wife, still living, by demise of William Brocas, esquire , John Swetecok, rector of Oxted , and John Benger , to Robert and Joyce for their lives, and to either of them in survivorship, as evident in the indented charter, dated at Lackham on 7 February 1435 and shown to the jurors. Lackham, the manor, annual value £10. William, John Swetecok , and John Benger held it at the time of the demise by knight service, of Joan, queen of England , as of her manor of Hamstead Marshall, which manor she held in dower by endowment of ‪ Henry IV . By the time of Robert’s death, it was held of the king by knight service as of his manor of Hamstead Marshall. He held the following in demesne as of fee. Pewsham, 145 a. assart land, lying within the king’s forest of Pewsham, held of the king by 36s. 3d. rent for all service. The land is worth nothing yearly above the rent.
He died on 9 June last. Philip Baynard , his son and next heir, is aged 40 years and more.

He held the following moieties in demesne as of fee tail, jointly with Joyce his wife, still living, by grant of Philip Baynard and Elizabeth his wife, to Robert and Joyce and the heirs of their bodies, to hold of Philip and Elizabeth, and Philip’s heirs, rendering thence one rose at Midsummer for all service, custom, and charge, and performing to the chief lords of that fee, for Philip and Elizabeth, and Philip’s heirs, all other services that belong to the moieties. The grant was made by a fine levied on the quindene of St John the Baptist 1405 [CP 25/1/207/30, no. 29] before William Thirnyng and his associates, king’s justices of the Common Bench, and shown to the jurors. Silchester, 1/2 manor, annual value 10 marks, and advowson of 1/2 church there. At the time of the grant, they were held of Joan, queen of England , as of her manor of Hamstead Marshall, which manor she held in dower by endowment of ‪ Henry IV . By the time of Robert’s death, they were held of the king , as of his manor of Hamstead Marshall, as 1/2 knight’s fee.
Date of death as 84. Robert and Joyce had issue: John, still living. He is son and heir of Robert and Joyce by virtue of the grant, and aged 17 years and more. Philip Baynard is son and heir general of Robert Baynard , and aged 40 years and more.
