He held no lands or tenements of the king in chief in demesne or service but he was formerly seised of the following in demesne as of fee. Lulworth St Andrew, a messuage, worth nothing yearly; 100 a. land, each acre worth 4d. yearly; ½ acre meadow, worth 20d. yearly; and 40 a. hilly land, each acre worth 2d. yearly. Gatemerston, a messuage, worth nothing yearly; and a carucate of land, worth 26s. 8d. yearly. [1]+Described as William Payn of Lulworth St Andrew, he granted the above, described as the whole of his manor of Lulworth St Andrew, and with all his lands and tenements, meadows, pasture, rents, services, and reversions in Lulworth St Andrew and Gatemerston, by charter to John Tonker, vicar of East Lulworth , and Robert Russe, chaplain , and to their heirs and assigns in perpetuity. The charter was dated Lulworth St Andrew 30 January 1411 and sealed with his seal. It was shown to the jurors. John and Robert afterwards granted the above by charter to William Payn and Agnes his wife, and to the heirs of William in perpetuity. He was thus conjointly enfeoffed with Agnes his wife, still living, of the manor, lands, and tenements.+[1] The lands and tenements in Lulworth St Andrew are held of Richard, duke of York , in the king’s wardship, as of his manor of Marshwood as 1/10 knight’s fee; and those in Gatemerston are held of John Neuburgh, esquire, senior , as of his manor of Winfrith Newburgh as 1/10 knight’s fee. He was formerly seised of the following in demesne as of fee. Winfrith Newburgh, 6 messuages, one of which, worth 40d. yearly, is held of John Neuburgh by 3s. yearly to John and his heirs at Michaelmas; and the other five messuages, worth 10s. yearly, are held of the abbot of Bindon , service unknown. West Burton, a messuage, annual value 40d., held of the same John by one pair of gloves, or 1d., to John and his heirs at Michaelmas. Wareham, a burgage, annual value 12d., held of Richard, duke of York , by 3d. yearly to the duke and his heirs at Michaelmas. Described as William Payn of Lulworth St Andrew, he granted the above to Robert Russe, chaplain , and John Tonker, chaplain , by charter dated St Andrew’s church 19 June 1413. John and Robert afterwards granted the above by charter to William Payn and Agnes his wife, and to the heirs of William in perpetuity. He was thus conjointly enfeoffed with Agnes his wife, still living, of the manor, lands, and tenements.
William died on 3 June 1426. Walter Payn is his son and next heir, and was aged 18 on 25 March last.
By the enfeoffments, Agnes occupied all the above lands and tenements and took their issues after William’s death until 9 May 1429 when she died. John Neuburgh then occupied, and yet occupies, all the messuages, lands, and meadows in Lulworth St Andrew and the burgage in Wareham, and took, and yet takes, their issues, title unknown.
